If you are selling a horse property, the best offers come from buyers that appreciate your unique facilities.

You need an agent that can bring those specific buyers to your doorstep.

Any agent can list a property in an MLS database.  However, marketing that property directly to a group of buyers that will truly appreciate it will bring the best prices. Finding these buyers is often achieved by marketing to a discipline, breed or publication that directly reaches them. At no charge to my customers, I investigate and place paid advertising in local and national discipline or breed-based communications (newsletters, websites, area periodicals), and I maintain accounts with national databases and websites devoted to farm, ranch and acreage property.  This, of course, is in addition to "standard" real estate marketing.

I notify my network of agents, both locally and nationally, about your upcoming property to get their buyers prepped and ready to roll.  Your listing will receive professional architectural photography to showcase your home and horse facilities, integrating video and aerial photography and beautiful supporting sales materials. If desired, you’ll also receive a free staging consultation/strategy session to make sure your house is as picture perfect as your barn. Most buyers make their earliest decisions based on internet/online listings, so I focus on giving your property the WOW factor.
 

For peace of mind, we can require that I am on the property (or one of my assistants), for all showings by other agents to guarantee that gates stay shut and animals stay safe.  

ALL of this additional marketing is provided to my customers at NO ADDITIONAL CHARGE.  That's right - you get all this for the same price you'd pay a standard agent to just drop your property into the MLS.
